The successful candidate provide a full development management service to the investment funds across a wide variety of projects with an emphasis on the industrial, office and hotel sectors. Projects will include minor and major refurbishments up to complete new build redevelopments.

Principal Accountabilities

Undertake initial feasibility studies to determine the project brief taking into account the financial returns, market requirements and risks of each option

To select the correct professional team to deliver the preferred option and to oversee their appointment. Liaise with the agency team to ensure the product will meet market requirements.

Assist the asset Manager in the preparation of asset specific business plans and IC papers for new development proposals.

Provide pre-development advice and due diligence on all new projects including, but not limited to, design, viability, cost, construction program and technical solutions etc.

To give commercial direction to the project manager and the professional team in developing the design and to oversee the planning strategy with a view to obtaining planning consent for the preferred option.

At all stages during the development process to assess the development viability and the risks being undertaken advising the Fund accordingly.  

Review and advise on contract procurement and appointment of contractors in accordance with the cost plan, construction programme and business plan.

To attend site and project meetings and advise Fund Managers of any programme or cost issues.

Instruct and manage third party advisors to ensure all design and construction risks are managed and mitigated.

Monitor on-site progress in accordance with the building programme and advise on any likely cause for delay or cost over-run/potential claims.

Oversee the branding and marketing of the development and work with the asset manager to lease the project in accordance with the business plan.

Ensure the handover process to the managing agents and occupiers works smoothly and efficiently.  

The individual will have a strong and extensive record of development management ideally with a Property Investor or Development Company and will have direct experience of delivery of a wide variety of commercial projects throughout the UK.

Requirements

 

Strong track record of development management, ideally with experience of working within the development sector. Extensive experience and a track record of delivering large development projects.

An innovative and dynamic approach to identifying issues throughout the design, planning and construction process, and mitigating risks in a cost effective and efficient manner.

Highly organised with the ability to prioritise effectively.

A hands-on approach to solving problems during the development process.

A team player and a good communicator.
