Originate, analyse, execute and manage real estate debt investments for LGIM clients and managed funds.

Purpose of role:
Originate, analyse, execute and manage real estate debt investments for LGIM clients and managed funds.


Principal Accountabilities:

  • Identify and filter new potential investments according to value and suitability for LGIM client based upon fundamental and detailed investment analysis and understanding of the dynamics of the sector
  • Sourcing investment opportunities through building relationships with lenders, mortgagebrokers, financial institutions and sponsors, as well as creating new business relationships
  • Work closely with the colleagues in the private credit investment team and the illiquid credit team to analyse new investments and to negotiate and execute transactions in line with client requirements to obtain the best value.
  • Pro-actively manage existing investments through the investment life cycle by reviewing regular reports and managing waivers and approvals according to the relevant procedures
  • Proactively manage and develop key internal and external counterparty and borrower relationships
  • Negotiating and structuring term sheets and financing commitments, lead and execute on documentation and due diligence for bilateral real estate loans
  • Help support the provision of on-going client reporting and contribute to the periodic review of private credit procedures
  • Support the Head of Real Estate Debt and assist in the development of junior team members
  • Manage relationships with external market counterparties including debt brokers, lawyers, accounts and tax professionals, real estate valuers and consultants and real estate bankers
  • Where requested, support marketing to new investor clients where required as well as helping with the marketing real estate debt investment solutions to borrowers, investors and other market participants. The candidate may be required to actively participate in any external capital raising process
  • Where requested, support the team head in the formulation of the investment strategy for the sector in particular identifying transactions and sub-sectors that could be appropriate investment targets for LGIM clients

Required knowledge, skills and experience:


Qualifications

  • Dynamic role, where large numbers of transactions are reviewed and ability to filter and select relevant investments is key
  • The ability to structure and execute transactions which achieve the required credit rating level is critical
  • The candidate needs to be organised, focused, and self-motivated with strong communication and analytical skills. Attention to detail and commitment to real estate led underwriting is critical
  • Strong work ethic required as team is in development phase
  • Degree level qualification in real estate or suitable relevant, direct work experience in the real estate finance industry (10 years+)

Knowledge

  • Real estate led investment style, focussing on pricing suitable risk and return
  • Understanding of LGIM investment style, with focus on value, sustainability and offer portfolio risk management balance
  • Strong financial modelling and transaction structuring skills
  • Detailed knowledge of the different finance and investment legal and property documentation. Demonstrate competency in transaction execution, including all stages of a deal; underwriting, valuations, preparing investment committee papers, leading negotiations, structuring loans and closing deals
  • Proven ability to understand various real estate financing structures across multiple property types
  • Familiarity with rating agency methodologies in the relevant sectors is an advantage

Experience

  • Extensive experience of real estate, asset and structured finance investment, ideally with a bank, asset manager, insurance company or other specialist lender (10 years +).
  • Primarily focussed on UK, with an appreciation of other geographies and focussed on larger lot size transactions (£25m+)
  • Extensive network of contacts to source transactions and the ability to create new business relationships
  • The candidate needs to be proactive with an attention to detail and a proven ability to originate and drive transactions to a conclusion

Leadership

  • The candidate needs to build and maintain confidence of the key stakeholders including internal and external clients; senior management, portfolio manager, credit analysts and research team
  • The candidate needs to represent LGIM’s values and set a positive personal example and provide advice and mentorship to junior team members
  • Ability to represent LGIM as a representative of the business at internal and external events
  • Critical thinker, with knowledge of issues affecting real estate and real estate debt over the next 20 years
